Notice of Public Hearing
Planning and Zoning Commission and City Council will hold public hearings to receive citizen input and consider action on the following:
Ordinance Amendment: Amend the City of Jonestown Unified Development Code adopted January 9, 2025, amending the following sections:
- Article 3 Land Use, Sec. 3.1.16(E)(9) Short-Term Rental Overlay District (STR-1);
- Table 3.2.7 Location, Fence, and Wall Height and Setback Requirements;
- Sec. 3.3.4(D)(2)(k) Site Development Plan, Traffic Impact;
- Division 3.7 Part VII Electrical Codes, Sec.3.7.7.4(D)(2) Aluminum Wire,
- Sec. 3.9.2.5(A) Inspections and Duties of the Code Enforcement Authority;
- Sec. 5.2.4(C)(3)(h)(2 and 3) Preliminary Plat;
- Sec. 5.3.3 Transportation Improvement (C) Streets; and,
- Article 9 Definitions for Front Lot Line and Traffic Impact Analysis.
Amend Fee Schedule: Approve a resolution to amend the “Appendix A. Schedule of Fees” in order to recoup certain administrative, professional, and infrastructure costs” related to building permitting and land use development.
Zoning: Request by EAJ, Inc, for a zoning classification change, in accordance with City of Jonestown City of Ordinances, Unified Development Code adopted 1/9/25, Section 2.1.2 Official Zoning Map (F) Amendments, for a zoning change from “O” Professional and Office District to “M-1” Single family Manufactured Housing District for property located at 11502 Bee Street (Property ID: 186819 Lot 172 Jonestown Hills Unit 7), Jonestown, Texas.
The public hearing before the Planning and Zoning Commission will be held on Thursday, April 3, 2025, at 6:00 p.m. The public hearing before the City Council will be held on Thursday, April 10, 2024, at 4:00 p.m. Both public hearings will be held at the City of Jonestown Council Chamber, 18649 FM 1431, Suite 3A, Jonestown, Texas.

Variance: A request by Eric and Tamara Sims for a variance from the Jonestown Code of Ordinances, as amended by the Unified Development Code Ordinance No. 2025-O-650 adopted 1/9/2025, Section 3.1.1(B)(2) to allow construction of a pool to encroach 15 ft. into the 20 ft. rear setback of the property located at 7205 Sunswept Dr, (Property ID: 728003, Lot 20 Block B Bluffs, The Amended), Jonestown, Texas.

Variance: A request by Sandy Heights 7 LLC for a variance from the Jonestown Code of Ordinances, as amended by the Unified Development Code adopted 1/9/2025, Section 5.3.4.1 Private Water Wells, to allow utilization of an existing private water well on property located at E. Reed Park Road (Property ID: 963298, ABS 325 SUR 603 Gregg J & ABS 2536 SUR 104 Carlton J F ACR 5.113), Jonestown, Texas.
